Hillside lots

Much of Coeur d'Alene climbs away from the lake, and steep lots inside the city's Hillside Overlay Zone come with limits on how much ground can be disturbed. So rather than flatten a slope, the design works with it: boulder retaining walls, terraces and stone steps that turn a grade into usable space.

Snow load and freeze-thaw

North Idaho winters are hard on anything built outside. A paver patio needs a base deep enough to ride out freeze-thaw without heaving, and pergolas and pavilions have to carry real snow. Both are designed for it from the first drawing.

Plants for zones 6b and 7a

The USDA's 2023 hardiness map puts Coeur d'Alene in zones 6b and 7a: cold snaps in winter, hot and dry through July and August. Planting plans lean on species that handle both, with irrigation zoned so beds and lawn each get the water they need.

Near the lake and the timber

Below the high water mark on the lake, seawalls and similar work need an encroachment permit from the Idaho Department of Lands. On lots that back onto timber, NFPA's Firewise program asks for a noncombustible strip in the first five feet around the house. Both shape the design from the start.

Under the building code Idaho cities adopt, a retaining wall taller than four feet, measured from the bottom of its footing, or one holding back extra load such as a driveway, generally needs a building permit. Lots in the Hillside Overlay Zone also have grading rules of their own. The design takes both into account.
